    NKM - Nettokaltmiete(net rent)

    • The net rent Nettokaltmiete (NKM) is the base rent excluding any additional costs. The net cold rent only reflects the costs for using the rooms.

    • BKM - Bruttokaltmiete(gross rent) = net rent (basic / cold net rent)  + cold additional costs - Heating and hot water costs
    The gross cold rent also known as Bruttokaltmiete (BKM) consists of the net cold rent (basic / cold net rent) and the cold additional costs (excluding costs for hot water and heating). It is specified in the rental agreement.
    It defines the rent including all operational costs (such as chimney cleaning, general building insurance, cable TV, garden maintenance, elevator, garbage disposal, etc.). Heating and hot water costs are excluded from this.

    • BWM - Bruttowarmmiete(gross warm rent)= Kaltmiete + additional costs
    The gross warm rent Bruttowarmmiete (BWM) is reflecting the sum of rent excluding charges and additional costs. Additional costs are the charges for water and heating as well as various operating costs. The warm rent is also referred to as gross rent or gross warm rent.
